Once we receive an offer, we do a great deal of serious sleuthing before we even present the offer to you. This is done to make every effort to determine that the buyer is truly ready, willing, and able to purchase your home!


As soon as an offer is received for your property:

  • Your Rain Residential agent will employ different softwares to analyze all offers for financial viability. 
  • Next, we interview the buyer's lender to confirm qualifications. 
  • We will strategize with you and negotiate the offer to reach an agreement most favorable to your ideal situation. 

Then our work really begins! 

  • We manage deadlines to ensure compliance with disclosures, association addenda and a myriad of contractual requirements. 
  • We coordinate with the buyer's lender and track progress on loan application, appraisal, and loan processing. 
  • We coordinate home, termite, moisture inspections, negotiations, and any required repairs. 
  • We coordinate with the settlement agent to confirm homeowner's insurance, surveys, title work, title insurance, loan payoffs, and all relevant documents.
  • We coordinate walk through inspections, warranties, utility transfers and possession agreements.
